The 40 yard container in Duluth

The 40 yard is the largest dumpster size available from True North Waste Bins, built for high volumes of bulky debris with fewer hauls. Commercial renovations, new construction and large demolition jobs, full-home remodels, warehouse and commercial cleanouts, and large event or community cleanups — that is where it lives. It holds about twelve pickup truck loads, or roughly 230 to 250 standard 33-gallon bags, and the tall sides cut down the number of swap-outs on a big job.

It is bulky and mixed debris that justifies the 40: drywall, framing, siding, cabinets, shelving, pallets, packaging, fixtures. Concrete, dirt and brick can pass the weight allowance long before the box looks full, so for heavy rubble a smaller dumpster is usually more efficient and cost-effective. The footprint is the same 22 by 7.5 feet as a 20 or 30, but at eight feet tall it is usually loaded by a crew.

Construction, demolition and big commercial jobs

Contractors on new construction and commercial renovations, demolition crews, businesses clearing a warehouse, organizers of a large event cleanup — those are the regular 40 yard customers. In Minnesota, most of what they load is demolition debris: concrete, brick, bituminous concrete, untreated wood, masonry, glass, rock and plastic building parts (Minn. R. 7035.0300, subp. 30). On a Superior job site, Wisconsin's Department of Natural Resources describes construction and demolition waste as concrete, brick, asphalt, wood, glass, masonry, roofing, siding and plaster — not paints, solvents, sealers or adhesives (Wis. Admin. Code NR 500.03(50)). Keep heavy rubble in its own, smaller box and the 40 does what it is best at.

Demolition comes with paperwork on both sides of the bridge. In Minnesota, problem materials and asbestos come out before a building is renovated or demolished, the MPCA wants at least 10 working days' notice for many demolitions, and in Duluth the debris from a City wrecking permit has to go to a site approved by the MPCA and WLSSD. In Superior, the building must be inspected for asbestos before any demolition or renovation (NR 447.06(1)); regulated jobs need 10 working days' notice to the DNR, a single house or a building of four or fewer units is typically exempt from that notice, and a demolition also needs a City razing permit (Superior Code § 34-152). Asbestos never goes in a roll-off. On the road, every load is secured so nothing drops, sifts or leaks (Minn. Stat. 169.81, subd. 5; Wis. Stat. 348.10(2)).

Access and placement for a 40 yard

The truck needs about 60 feet of clear space, at least 25 feet of clearance overhead and a flat, stable surface such as pavement, gravel or a job-site pad. On a job site we place it where the crews can work around it. A 40 in a public way is a different question. In Duluth, a roll-off in a street, alley or sidewalk needs the City's obstruction permit from Engineering (City Code § 45-15): a $10,000 surety bond and liability insurance naming the City first (§ 45-19), a fee made up of a base fee plus area-and-days, meter and sign charges, with a penalty added if work starts before the permit is granted (§ 45-17), at least 5 business days' notice if the street will be closed to traffic, the permit card posted at the container, and barricades and warning devices as the City Engineer requires (§§ 45-18, 45-22). In Superior, a street or right-of-way placement needs a Director of Public Works permit (§§ 106-4, 106-8), and a sidewalk blocked for more than three days needs Council approval and a certificate of insurance naming the City (§ 106-46). On state trunk highways such as I-35, US-53, MN-61 and MN-194 there is no MnDOT permit for a private container, and obstructing a highway is a misdemeanor (Minn. Stat. 160.2715). Each town page says what that town asks for.

Placing a 40 yard container in Duluth or Superior

It needs a flat, stable spot about 22 feet long and 7.5 feet wide on a lot or job site (pavement, gravel or a firm pad, not grass), about 60 feet of clear space for the roll-off truck, and at least 25 feet of clearance overhead, free of branches and wires. The driveway comes first. In Duluth, a roll-off in a street, alley or sidewalk needs a City obstruction permit from Engineering — the City's permit page names roll-off boxes (City Code § 45-15) — applied for online through ePlace, with a $10,000 surety bond and liability insurance naming the City on file before it is issued (§ 45-19), the permit card posted at the container, barricades and warning devices as the City Engineer requires (§§ 45-18, 45-22), and at least 5 business days' notice if the street will be closed to traffic. On private property, Duluth's zoning code names roll-off containers in its definition of temporary storage containers (UDC § 50-20.6.C) without saying how that applies to a short debris rental, so we check placement rules with you before delivery. In Superior, a container on a street, alley or right-of-way needs a permit from the Director of Public Works (Code §§ 106-4, 106-8), and a blocked sidewalk a City Clerk permit (§ 106-46). I-35, US-53, MN-61 and MN-194 are state trunk highways, where MnDOT has no permit for a private container, so there the box stays on the property. In winter, plan around snow emergencies and plowing. Other towns have their own rules — Hermantown, Proctor, Carlton and Moose Lake require a permit to obstruct a right-of-way, Rice Lake a permit or City Council approval, and Two Harbors' Excavation and Obstruction permit lists dumpsters by name. Will a 40 yard dumpster fit on a residential property?

Its footprint is the same as a 20 or 30 — about 22 by 7.5 feet — so it can, but at eight feet tall it is a lot of box for a house. For most homes a 30, or a 20 with swaps, is the better fit. Ask and we will say which.

How do you load a 40 yard?

Usually with a crew. The sides are eight feet high, so hand loading from the ground is slow. Load evenly throughout the container and keep debris below the top edge for safe transport.

Can I put concrete in a 40 yard?

Within the weight limit, yes — but not as the main load. A 40 typically includes about five to six tons, and concrete, dirt or brick reach that at a fraction of the volume. For heavy material a smaller dumpster is usually more efficient and cost-effective.

Do you offer swaps on long jobs?

Yes. When the box is full we collect it and can rotate in an empty one, and larger projects get flexible scheduling and ongoing service. Tell us the expected duration and we will quote the whole job.
